We have a Preventative Maintenance (PM) agreement with RDRC Mechanical.

RDRC Accounting sends out an invoice at the beginning of the month in which they will perform the work. Receiving an invoice does not mean they have completed the work in that month.
The executed agreement is available on the Infrastructure Committee G-Drive.
Description of Services
DESCRIPTION OF SERVICES
OUARTERLY SERVICE INSPECTIONS O INCLUDE:
* Check and record operating voltage on all equipment
* Check and record phase balance on all equipment
* Check and record amperage draws on all equipment
* Check equipment electrical contactors
* Check equipment wiring for over heating
* Check system staging and operation
* Check oil and refrigerant levels
* Check bearings and motors
* Lubricate motors and drives
ANNUAL SERVICE INSPECTIONS TO INCLUDE:
* Calibrate all safeties and operational controls * Chemical Clean Air Cooled Condenser Coils (splitting condenser coils and cleaning are
additional charge)
* Clean Evaporator Coils and Condensate Drain. This will include checking the integrity of all
condensate pans and installing pan tabs.
